DRAFTER'S ANALYSIS: This ordinance changes the zoning for property located at 1017 N. Sherman Avenue from IG (Industrial - General) District to CC-T (Commercial Corridor - Transitional) District to place entire parcel in CC-T zoning.

The Common Council of the City of Madison do hereby ordain as follows:
Map Amendment 00524 of Section 28.022 of the Madison General Ordinances is hereby created to read as follows:
"28.022-00524. The following described property is hereby rezoned to CC-T (Commercial Corridor - Transitional) District.
Part of the Northwest Quarter of the Southwest Quarter of Section 31, Township 08 North, Range 10 East, City of Madison, Done County, Wisconsin, more particularly described as follows:
Commencing at the intersection of the east line of N Sherman Avenue and the south line of Roth Street; thence S83°08’44”E along the south right of way line of said Roth Street, 137.66 feet to the Point of Beginning; thence continuing S83°08’44” E along said south line of Roth Street, 73.66 feet; thence S00°27’14”W, 202.85 feet; thence N89°07’49”W, 93.00 feet; thence N00°27’14”E, 30.00 feet; thence S89°07’49”E, 33.00 feet; thence N00°27’14”E, 39.97 feet; thence N89°07’49”W, 13.20 feet; thence N00°27’14”E, 140.55 feet to the Point of Beginning.
Said described parcel contains 15,196 square feet or 0.3489 acres.”
