DRAFTER'S ANALYSIS:    Change the zoning of property located at 2029, 2033, 2037 South Park Street and 2032 Taft Street from TR-C4 (Traditional Residential-Consistent 4) District to TR-V2 (Traditional Residential - Varied 2) District to demolish 3 single-family residences to allow construction of a residential building complex containing 11 townhouse units in 2 buildings in Urban Design District 7

NOW, THEREFORE, the Common Council of the City of Madison do hereby ordain as follows:
 
Map Amendment 00097 of Section 28.022 of the Madison General Ordinances is hereby created to zone the following described property to the TR-V2 (Traditional Residential-Varied 2) District:
 
Lots 7, 8 and 9, Block 4, Bram's Addition, except that part conveyed to the State of Wisconsin in Doc. No. 771350 and except that part conveyed to the City of Madison in Doc. No. 1274242, located in the Northwest ¼ of the Northeast ¼, T7N, R9E, City of Madison, Dane County, Wisconsin, described as follows: Commencing at the North ¼ Corner of said Section 35; thence S88˚44"E, 271.94 feet along the North line of said Northeast ¼; thence S01˚11"W, 818.76 feet to the Northeast corner of said Lot 7 and the point of beginning; thence continuing S01˚11"W (recorded as S0˚W) along the West right of way line of Taft Street to a point of curvature; thence continuing along said right of way line along a curve to the right having a radius of 15.00 feet and a long chord bearing and distance of S46˚10"W, 21.23 feet (recorded as S45˚W, 21.21 feet) to the point of tangency; thence continuing along said right of way line along a curve to the right having a radius of 25.00 feet and a long chord bearing and distance of N44˚46"W, 34.49 feet (recorded as N46˚30"W, 34.43 feet) to the point of tangency; thence N00˚41"W (recorded as N0˚W), 20.45 feet along the East right of way line of Park Street; thence N14˚32"E (recorded as N12˚E), 89.94 feet along the Easterly right of way line of Beld Street to the Northwest corner of said Lot 7; thence S88˚51"E, 157.97 feet (recorded as 157.9 feet) along the North line of said Lot 7 to the West right of way line of Taft Street and the point of beginning; Containing 22,349 square feet, or 0.513 acres.
