DRAFTER'S ANALYSIS: This ordinance amendment rezones property located at 4702 Sheboygan Avenue from PD (Planned Development) District to Amended PD (GDP) (Planned Development-General Development Plan) District and approves a General Development Plan and a Specific Implementation Plan for Madison Yards at Hill Farms to construct a five-story, 102-unit multi-family dwelling on Block 1 following partial vacation of Sheboygan Avenue right-of-way.

The Common Council of the City of Madison do hereby ordain as follows:
1. Map Amendment 00831 of Section 28.022 of the Madison General Ordinances is hereby created to read as follows:
“28.022-00831. The following described property is hereby rezoned to Amended PD (Planned Development) District.
Lot 1, Madison Yards at Hill Farms, City of Madison, Dane County, Wisconsin, and parcel of land located in the NE 1/4 of the NW 1/4 of Section 20, T7N, R9E, City of Madison, Dane County, Wisconsin, comprised of Sheboygan Avenue right of way to be vacated/ discontinued, more particularly described as follows: Beginning at the southeast corner of Lot 1, Madison Yards at Hill Farms; thence S02°04'30"E, 27.75 feet; thence S86°34'23"W, 18.43 feet; thence S02°04'30"E, 12.26 feet; thence S82°47'47"W, 111.21 feet; thence S80°29'07"W, 177.74 feet to the Northerly right of way of Sheboygan Avenue; thence Northeasterly along a curve to the left, 300.14 feet, having a radius of 1,977.00 feet, with a chord which bears N75°00'33"E, 299.85 feet; thence Nort...
