DRAFTER'S ANALYSIS: This ordinance amendment rezones property located at 302-308 East Washington Avenue and 15-27 North Butler Street from UMX (Urban Mixed-Use) and PD (Planned Development) District to PD (GDP) (Planned Development-General Development Plan) and approves a Specific Implementation Plan to construct up to 11-story mixed-use building with 9,000 square feet of commercial space and 76 apartments.

The Common Council of the City of Madison do hereby ordain as follows:
1. Map Amendment 00724 of Section 28.022 of the Madison General Ordinances is hereby created to read as follows:
“28.022-00724. The following described property is hereby rezoned to PD (GDP) (Planned Development-General Development Plan) District.
Lots 1, 8, 9, 10, and Part of Lot 7, Block 112, Original Pritchette Plat of Madison, located in the SW 1/4 of the SW 1/4 of Section 13, T7N, R9E, City of Madison, Dane County, Wisconsin, and more particularly described as follows:
Commencing at the True Corner for the South Quarter Corner of aforesaid Section 13, thence along the south line of the SW 1/4 of the SW 1/4 of said Section 13 South 88 Degrees 53 Minutes 29 Seconds East, 1,906.20 feet; thence North 01 Degrees 06 Minutes 31 Seconds East, 840.69 feet to the southernmost corner of said Lot 8 and the Point of Beginning; thence along the northeasterly right of way line of N Butler Street, North 43 Degrees 52 Minutes 49 Seconds West, 331.44 feet to the westernmost corner of said Lot 1; thence along the northwesterly line of said Lot 1, North 46 Degrees 10 Minutes 15 Seconds East, 132.42 feet to the northernmost corner of said Lot 1; thence, along the northeasterly line of said Lot 1, Lot 10, and Lot 9, South 43 Degrees 50 Minutes 43 Seconds East, 198.62 feet to the easternmost corner of said Lot 9; thence South 46 Degrees 09 Minutes 14 Seconds West, 32.07 feet; thence South 43 Degrees 56 Minutes 51 Seconds East, 132.59 feet to a point on the northwest right of way of E Washington Avenue; thence along said right of way of E Washington Avenue, South 46 Degrees 02 Minutes 44 Seconds West, 100.38 feet to the Point of Beginning. 2. WHEREAS, a Planned Development District Specific Implementation Plan has been duly filed for approval of the Madison Common Council and is hereby made an integral component of the zoning district regulations.
NOW, THEREFORE, the Common Council of the City of Madison do ordain as follows:
