DRAFTER'S ANALYSIS:  This ordinance amendment rezones property located at 602-1202 Boyer Street, 601-1103 Boyer Street, and 8825 Nelson Crossing from EC (Employment Campus) and CN (Conservancy) District to SE (Suburban Employment) and CN (Conservancy) District for future employment development in the University Research Park-Pioneer First Addition.

The Common Council of the City of Madison do hereby ordain as follows:

 

                     1.                     Map Amendment 00644 of Section 28.022 of the Madison General Ordinances is hereby created to read as follows:

 

“28.022-00644. The following described property is hereby rezoned to SE (Suburban Employment) District.

 

A parcel of land being a part of the Northeast Quarter of the Northwest Quarter, Southeast Quarter of the Northwest Quarter and the Northeast Quarter of the Southwest Quarter of Section 34, Town 7 North, Range 8 East, located in the City of Madison, Dane County, Wisconsin, more particularly described as follows:

Beginning at the North Quarter Corner of aforesaid Section 34; thence along the East line of the Northwest Quarter of said Section 34, South 01 degrees 25 minutes 45 seconds West, 2,641.24 feet to the Center of said Section 34, thence along the East line of the Southwest Quarter of said Section 34, South 01 degrees 26 minutes 40 seconds West, 138.33 feet; thence, South 89 degrees 17 minutes 22 seconds West, 267.35 feet; thence, North 39 degrees 58 minutes 10 seconds West, 642.80 feet; thence, North 00 degrees 55 minutes 30 seconds East, 287.37 feet; thence, North 30 degrees 50 minutes 21 seconds East, 78.49 feet; thence, North 28 degrees 44 minutes 26 seconds West, 67.60 feet; thence, South 89 degrees 13 minutes 33 seconds West, 273.26 feet; thence, South 00 degrees 00 minutes 00 seconds West, 111.43 feet; thence, South 41 degrees 03 minutes 51 seconds East, 98.09 feet; thence, South 00 degrees 10 minutes 30 seconds East, 633.72 feet;  thence South 89 degrees 13 minutes 04 seconds West, 436.16 feet to a point on the West line of the Northeast Quarter of the Southwest Quarter of aforesaid Section 34; thence along said West line, North 01 degrees 22 minutes 58 seconds East 45.09 feet to the Southwest corner of the East half of the Northwest Quarter of aforesaid Section 34, also being the Southeast Corner of Lot 41 of aforesaid Hawk’s Landing Golf Club; thence along the West line of said East half of the Northwest Quarter of Section 34, North 01 degrees 17 minutes 06 seconds East, 2641.15 feet to the Northwest corner of said East half of the Northwest Quarter of Section 34; thence along the North line of the Northwest Quarter of said Section 34, North 89 degrees 11 minutes 37 seconds East, 1320.04 feet back to the Point of Beginning. Above described area contains 3,320,733 square feet or 76.23 acres more or less.”

“28.022-00645. The following described property is hereby rezoned to CN (Conservancy) District.

 

A parcel of land being a part of the Southeast Quarter of the Northwest Quarter and a part of the Northeast Quarter of the Southwest Quarter of Section 34, Town 7 North, Range 8 East, located in the City of Madison, Dane County, Wisconsin, more particularly described as follows:

Commencing at the Center of Section of aforesaid Section 34; thence along the East line of the Southwest Quarter of said Section 34, South 01 degrees 26 minutes 40 seconds West, 138.33 feet to the Point of Beginning; thence, continuing along said East line of the Southwest Quarter South 01 degrees 26 minutes 40 seconds West, 26.19 feet to a point of intersection with the East line of the Southwest Quarter and an easterly extension of the North line of Lot 17 of Hawk’s Landing Golf Club, recorded in Volume 57-150B on pages 605-614 as Document No. 3219695; thence along said easterly extension and then the North line of said Lot 17, South 89 degrees 11 minutes 13 seconds West, 1,313.22 feet to the Northwest corner of said Lot 17, also being a point on the West line of the Northeast Quarter of the Southwest Quarter of aforesaid Section 34; thence along said West line of the Northeast Quarter of the Southwest Quarter, North 01 degrees 22 minutes 58 seconds East, 119.41 feet; thence North 89 degrees 13 minutes 04 seconds East, 436.16 feet; North 00 degrees 10 minutes 30 seconds West, 633.72 feet, thence North 41 degrees 03 minutes 51 seconds West, 98.09 feet; thence North 00 degrees 00 minutes 00 seconds East, 111.43 feet; thence North 89 degrees 13 minutes 33 seconds East, 273.26 feet; South 28 degrees 44 minutes 26 seconds East, 67.60 feet; thence South 30 degrees 50 minutes 21 seconds West, 78.49 feet; thence South 00 degrees 55 minutes 30 seconds West, 287.37 feet; thence South 39 degrees 58 feet 10 seconds East, 642.80 feet; thence North 89 degrees 17 minutes 22 seconds East, 267.35 feet back to the Point of Beginning.
