BOH Resolution #2020-17 to Enter into Lease Agreement with MESC, LLC for Office and Clinic Space on East Washington Avenue

Public Health Madison & Dane County (PHMDC) is seeking authorization for the execution of a lease for space in the commercial building located at 2707 East Washington Avenue in the City of Madison, Dane County, Wisconsin. This is the current East Washington office and clinic space for PHMDC, and it will continue to be used for office and clinic purposes.
MESC, LLC currently owns the space PHMDC is proposing leasing. The cost of this space is $56,329.57 per year for the first year of the lease. An annual 3.0% increase in rent shall be applied each year thereafter of the term of the lease. The initial term of the lease will be for 10 years beginning January 1, 2021 and end on December 31, 2030. Upon agreement of both parties, the Lease may be renewed for two (2) subsequent five (5) year. Rent during the Renewal Term(s) shall remain the same as during the initial lease term.
NOW THEREFORE BE IT RESOLVED that the Board of Health for Madison and Dane County, on behalf of Public Health Madison & Dane County, is authorized to enter into an agreement with MESC, LLC to fund leasing of space in the commercial building located at 2707 East Washington Avenue in the City of Madison, Dane County, Wisconsin, and the director is authorized to sign the agreement and renewals.
