The rule allows a maximum floor allowance of 30 gross for Mercantile functions at grade floor. The variance requested is to use the 2015 IBC Section 1004, Table 1004.1.2. The new code allows 60 gross square feet. The 60 gross square feet reduces the occupant load to 49 so only one exit is required. The layout makes the second exit impossible. The Madison Fire Department recommends Conditional Approval.
